Asbestos inspections in Flanders are essential for safeguarding health and safety. Asbestos, a material that was widely used in building materials in the past, is harmful to health when it becomes damaged and releases fibres that can be inhaled.

Since November 2022, owners of buildings in Flanders constructed before 2001 have been required to obtain an asbestos certificate (asbestattest) when selling. The inspection must be carried out by a certified asbestos expert. Moreover, by 2032 every structure in Flanders built before 2001 must have an asbestos certificate, even if you do not plan to sell. For the common parts of apartment buildings, the obligation applies from 1 May 2025.

The inspection involves a thorough survey of the building to identify and assess any materials containing asbestos. A report is then drawn up describing the condition and risks of the asbestos materials found, together with recommendations for safe removal or management.

These measures are designed to minimise exposure to asbestos fibres and so prevent health problems.
